Hi Harish, Last year during the floods, the water was flooding till the PES college’s ground floor. Royaume is sharing the same landscape as well. Won’t the car parking (basement) will be in trouble in such situations ? How the builder planned to tackle that for the apartments near lakes. I’ve this serious concern before finalizing the deal with Royaume. Pls enlighten your opinion.

Hi Harish, I’m looking for a 2BHK in Hosa Road/Sarjapur Road area, with the budget of 65L in mind (for self use). I found Skylark Royaume and Mahaveer Ranches are fitting in my budget. Mahaveer Ranches is being built in 15 acres and Royaume is in 7.5 acres and Mahaveer claiming 80% of open space. Which one would you suggest for good ventilation, more daylight, amenities ?

Hi Harish, Thanks for your response. With the given price tag with the offer, I’m planning to go ahead with Skylark Royaume. Also, this would be nearer to the upcoming metro station.
– But my serious concern is, they don’t have kaveri water connection, we have to highly rely on the borewells/water tankers which would raise the maintenance cost. What’s your view on this ?
– I learnt that among the 3 towers, the builder is not gonna build the Tower:2, post possession, if they start building wouldn’t be the entire society filled with dust ?
– The sales team claiming the possession will be Dec-2019, will this be possible ? the foundation yet to be laid.
– A noob question: are these RCC framed structure earthquake proof ?

Across Bangalore, apart from CBD areas the scarcity of water is much talked word, However the project would contain self sustainable water conservative systems like Bore wells, Rainwater Harvesting, STP etc.. but to some extent during summer times the builder has to rely on tankers. and yes indirectly this would shoots up your maintenance cost.
This would be launched as another phase at higher prices, yes you could face some discomfort during construction phase
The possession is again subject to additional buffer time of 4-6 months and they would deliver by that time. these structure is earthquake compliance

As we recall, The flooding to this area was almost a decade ago, but now if you notice this area is elevated and the flow is towards the central silk board side and from their towards agara lake. Also govt is taking initiative on cleaning work of drains, rain water storms and lake areas to overcome the issue in future.
So this would not be any concern and also the project being basement car park builder would have taken measures to overcome the same.

The price is only Base price and Other charges are applicable. Need not to worry on the delay, as there is a pre emi scheme till possession. Expected delivery of the project is by Q4 2020.
Pros – Competitive in Price, Near to upcoming Metro Station, Major IT Hub, Pre emi scheme, PE funded Project, Approach Road and connectivity to the project
Cons – Delay in Delivery and completion of amenities on time would be the challange.

How is the financial standing of the builder, and the quality they provide. There Esta project near Hoodi junction still doesn’t have clubhouse and other amenities even after a delay of around 2 years.

Builder has executed decent quality of construction in their past projects.Club house work are usually done after handing over of apartment.

If you are looking for investing in Skylark Project in Jail Road. Be make sure that you take all the detail about the cost from the builder in written. As when i have asked the builder to send me the final cost sheet in written , they disagree… So there meight be a CATCH…
U may loose all your hard earned money as cancellation they will charge 20%
