Hi Harish, Can you plz advise the approximate price for this project for 3bhk and if this is right time to buy this property? I am plan to self-occupy but would like to sell it after 4-5 years. I have noticed that there is no market nearby and commute is night seems not safer if one is working outside Whitefield. I have seen few resale properties from Cat A builder but most of them are 8-10 years old though coming around 1cr range. Not sure whether it will be easy/difficult to sell a property after 5 years when it’ll become 15 years old apartment? Please advice.

In Resale, the final price depends on the orientation and floor level of the unit, so we can observe in secondary (resale) market appx starting price quote is 1 cr onwards. From the builder’s side, the current price for 3 bhk (1397 sqft) is appx Rs. 95.5 Lacs + GST, Registration and stamp duty charges applicable.
Yes, you can consider buying in here, once the complete occupancy happens slowly even the surrounding infrastructure will develop so need not to worry about the current condition. It is better to buy a resale apartment if it is less than 10 years old

I am planning to purchase a 3bhk for my own use. ROW is little bit on a higher side from price perspective. Would it be a good investment if we buy this? The other option I have is DNR Atmosphere. Which one would be a good investment in case I would like to sell the property after 5 years. Would I be able to sell this properties with reasonable returns.

Both the project fetch same ROI & equally good for investment. DNR Atmosphere might fetch bit more rental return when compared to ROW.
Would like to get some information and guidance on the below query.
We bought a 2 BHK flat in Republic of Whitefield in 2017 (registration completed). We are thinking of selling the flat in 2018 however, the builder has not yet done the khata transfer and we have not received the OC as well. My questions are:
1. Do we have as an owner incur any property tax liability before the khata transfer?
2. Is it the builders liability to pay property tax till the khata transfer is done?
3. If there are any penalities levied as a result of no property tax paid before khata transfer is done, who bears that cost?

Hi Shalini,
As per their management, The builder will bear the property tax till the OC and Khata transfer happens and hand over to the association.
The OC for phase I is applied and expected in 2-3 month timeline. Also for the complete project the OC & Khata is expected to be procured by Sep 2018.
So as per the norms, once it is handed over to the association, builder has no rights on the property, so from their onwards the respective owners of the property shall be responsible for the property tax payments.

I am interested to buy a flat in ROW. This is for my own use. I have couple of concerns.
1. Is the entry/exit to the whole property only from one side? I see three mentioned in the brochure, but could not locate them on the map and could not really find it during site visit.
2. What would be the approximate maintenance cost per sqft? Looks like good amenities, but worried about high cost of maintenance.
3. How is the water availability here? Are the bore-wells with sufficient water for the whole property?
4. I live with elderly people. What are the ways to reach a specific tower from the entry/exit point? Looks like it is going to be a long walk from the entry/exit point to the tower???

Yes there is only one Entry/ Exit for the property.
Maintenance cost is Rs. 2.60 psft for 1 year and thereafter it is association decision.
Currently there are 3 bore wells in the project which provides sufficient.

The first two option would be ideal, but by looking at current market condition to sell your unit, suggest you to hold for a year and then you can consider to dispose to get good returns out of your investment. As said in earlier thread a rental value of 40-45 k can be expected

If you are looking for investment, then this is at peak time. Yes there will be increase in price YOY ranging from 7-10% but the yield will be at a low when compared to if you would have purchased at launch time.
If it is for end use then it can be considered as it is being admist of all requisite facility and convenience. Rental expectation could range from 40-45k pm.
Hi Harish, I have bought 2 BHK LUXURY north-west facing unit, Phase I, in Divyasree ROW in February 2014 for self occupation as first preference and investment as second preference. I am moving to abroad permanently. Incase of selling the property, Builder had stopped transferring of units before registration. So i need to do registration and then resale which costs more at the end. What do you suggest is it good to retain the unit for rental and later on resale? or resale as a new property? Please suggest considering i do not hold loan.
